		A.  Pembroke Dock Marina company Conygar Investment FY pretax 
		profit, NAV rise; confident about futureLONDON (AFX) - Property firm Conygar Investment Co PLC 
		said pretax profit for the year ended Sept 30 more than doubled and that 
		it is confident about the future prospects for the company. Pretax 
		profit increased to 1.18 mln stg from 0.53 mln stg, and net asset value 
		increased to 88 pence a share from 54 pence as at Sept 30.
 The company added that it is on track to submit a planning application 
		for its proposed Pembroke Dock marina scheme early in 2007.

 B.  Last December we announced the 
		acquisition of 50% of the share capital ofMartello Quays Limited ("Martello") for a nominal sum. Martello, which 
		is a
 partnership between Conygar, Welsh based developers and Vinci Project
 Development Limited, a Vinci PLC subsidiary, has been appointed as 
		preferred
 developer by a client group comprising Pembrokeshire County Council, the 
		Welsh
 Assembly Government, the Crown Estate and The Milford Haven Port 
		Authority to
 obtain planning permission and develop an area known as Pembroke Dock
 Waterfront. As stated at the time, it was anticipated that the planning
 application would include 450 houses and apartments, 300 marina berths 
		and
 associated car parking, a factory outlet, a pub, restaurant, shop, hotel 
		and
 multiplex cinema.
 
 Conygar is committed to fund the planning application costs which will 
		be in the
 order of #350,000. Costs incurred to the year end amount to #153,190. We 
		are
 pleased to report that the scheme was recently presented to The Design
 Commission for Wales, who have responded that they support the proposed 
		use,
 choice of site and our proposal to create a strong and robust design 
		code for
 ensuring a quality development. This positive reaction from the 
		Commission is
 welcomed, which together with our excellent working relationship with 
		the client
 group takes us a significant step forward in the planning process.
 
 Whilst we are dealing with a myriad of planning issues that are typical 
		of such
 a major development proposal in an historic and environmentally 
		sensitive area
 we remain on track for the submission of a planning application early in 
		the New

		project...so we went trawling through the various web sites of the 
		companies involved......Well new information and pictures found on the 
		architects site

		recently won a limited competition to master plan a proposed marina 
		development in Pembroke Dock in Wales. The proposal includes housing, 
		featuring private berths, apartment buildings, leisure, multiplex 
		cinema, hotel and casino.

		But alas the news not so positive on the main developers Vinci Project 
		Developments web site....not a single mention...It seems to have been 
		removed from there site...it was there last year !....we will keep you 
		informed

		| Welsh marina plans boost The long-awaited Martello 
		Quays marina development at Pembroke Dock took a huge step towards 
		becoming reality this week.
 Contracts on the £100m development, which would include 300 new berths, 
		have been exchanged and a planning application should be submitted in 
		2006.

		| The Martello Quays Limited is working with a client group which 
		comprises Pembrokeshire County Council, the Welsh Development Agency, 
		The Crown Estate, Milford Haven Port Authority and Milford Haven Dock 
		Company, which has actively sought redevelopment of the site. In April 
		(2003) last year the group appointed Martello Quays as preferred 
		developer and during the past 12 months the company came up with viable 
		plans for the site. The company has spent around £100,000 on on-site 
		investigations, including geo- physical work to ensure the integrity of 
		the design and viability of the scheme. The project will require £36m of 
		civil engineering work to create the development land and impound water 
		within the marina. This civil engineering stage is due to be completed 
		by January, 2007, allowing the commercial, leisure and residential 
		development to follow. Keith Williams, Martello Quays' project director, 
		said, "We are trying to have an integrated design of house and marina
